Technical Due Diligence (TDD) is a comprehensive assessment of a property's condition and operational status, designed to provide a complete and objective overview of its current technical state, potential risks, and long-term sustainability. The process includes evaluating current technical compliance and modeling future renovation, maintenance, and operational costs. The findings serve as a key foundation for investment and financing decisions by uncovering hidden defects, mitigating risks, and supporting negotiation processes. Technical due diligence provides value primarily to investors, developers, and those planning long-term operational or leasing strategies.

MOM Park was built in Budapest's 12th district on the site of the former Hungarian Optical Works and opened its doors in 2001. The complex serves as both a shopping and office center, complemented by cultural and gastronomic functions. The project is particularly significant for its realization within an industrial heritage environment, blending modern architecture with the legacy of the past. MOM Park houses over a hundred shops, restaurants, fitness facilities, and entertainment venues, while also offering premium office space. Its immediate surroundings include the MOM Cultural Center and Gesztenyés Garden, which further reinforce its role as a central urban hub. Over the past two decades, MOM Park has become one of the defining commercial and community venues on the Buda side, consistently attracting both local residents and visitors from other parts of the city.
